Unapproved construction in Hotel Bella Casa in the Jaipur city: Major loopholes in construction, JDA investigates


Previous mishap of crumpling of false ceiling:

There had been an incident of the collapse of false ceiling in the hotel during the happening of a wedding ceremony some days back. In the event, 3 people passed away and 35 people were injured severely.
After that incident, the Jaipur Development Authority (JDA) began its investigation and finding process and the above matters were revealed.

Investigation revealed:

The investigation has revealed that the management of the hotel planned the construction as per its own will and also the officials of the Jaipur Development Authority exercised carelessness.

Hotel Bella Casa situated on the crossroads of B2 Bypass in the Jaipur city is said to have had permission for constructing only 1 cinema hall in its interior.
The hotel and its management went ahead by avoiding this rule and instead constructed 2 cinema halls.
This has been going on since years now and no objection has been raised for this.

Blunders done in constructing the hotel:

In an attempt to widen the rooms in the hotel, the corridor of the hotel has been decrease in its width.
Where there was a space to construct small kiosks, the hotel has gone ahead with construction for its use in that area too.

Final decision of the JDC:

According to the officials of Jaipur Development Authority, constructing the additional cinema hall is a matter of severe consideration and attracts legal charges in light of unapproved construction.

Reports and findings by the JDA (Jaipur Development Authority) officials have been submitted to the Jaipur Development Commissioner. The final decision of the Jaipur Development Commissioner will be binding and enforceable.

Officials who never investigated the construction: Before or after

The premises of Hotel Bella Casa have been sealed for now.
In this matter of unapproved construction, those officials have also been named and blamed who never once checked such construction taking place and also never made a check at a later stage post construction.
Those officers will be held responsible under whom and under the approval of which the map of the construction took place.
The management of the hotel, after the construction of the hotel requested for अधिवास प्रमाणपत्र or not is a matter of question till date.

Loopholes in the construction of the Hotel Bella Casa:

  • The ground floor of the hotel has two porches.
  • The four walls of the hotel have been widened towards the Tonk Road on the South-West side.
  • Hotel rooms have been built in the place that was reserved for maintaining and building up shops.
  • The area of the corridor has been taken up by the construction of the rooms which increases the floor area ratio of the rooms.
  • An additional cinema hall has been constructed in place of which a hall for disco, hall for creating the lobby of the cinema hall and a washroom was to be constructed.
  • Corridors near the suite rooms have also been used up to widen the rooms.
  • An office has been constructed at the end of the corridor, the space which was to be used for constructing the foyer area.
  • Unapproved construction on the roof area has taken place whereby the restaurant has been widened towards the westward side.
  • On every floor in the suite room, the room has been extended and widened in the space that was ideally for the corridor.
  • The construction map approved by the Jaipur Development Authority has a store room behind the ramp of the hotel.
